Meeting Client Goals

The United Hospital Fund, a nonprofit health services research and philanthropic organization whose mission is to shape positive change in health care for the people of New York, desired an upgraded office space and chose Structure Tone to manage construction. Our team met regularly with United Hospital Fund representatives in order to ensure the quality of the final 27,000sf office space and meet the fast-track 16-week schedule.

Featuring perimeter private offices, open work stations, conference rooms, a boardroom and pantry, the new space met all the functionality and aesthetic goals of the United Hospital Fund. Our team installed acoustical ceilings, AC units, a server room, IDF room and state-of-the-art audio/visual in the boardroom. We also updated the electrical, sprinkler and life safety systems for the floor. Finishes included stone, veneered millwork and wall covering.

Construction in an Occupied Building

With construction being performed on the 12th floor of the 42-story building, the project team worked closely with the building management to schedule deliveries and plan accordingly for freight elevator usage. Additionally, all noisy work was performed during off hours so as to not disrupt tenants in the building.


Controlled access to the 12th floor was enforced by the entire project team for the duration of construction. Daily site walkthroughs and team meetings were coordinated by the project manager and superintendent, ensuring all work in the occupied building was seamlessly occurring during normal business hours.
