Seamless Construction
Managing construction for the 92,000sf Global Center for Academic & Spiritual Life, Structure Tone provided extensive preconstruction services to ensure the building met the University’s programmatic needs and architect’s design intent. Services provided include:
- feasibility studies to survey the existing buildings
- analysis of the relevant code and zoning issues related to new construction
- identification of opportunities and constraints of the new six-story LEED Gold student center
- recommendations regarding varied design schemes with budgets and cost estimates
- recommendations and guidance regarding constructability, sustainability, phasing, scheduling and systems
- safety and logistics plans to accommodate working adjacent to occupied buildings in a tight urban campus
- design assist to develop the buildings customized curtainwall system
3D Coordination Utilizing Building Information Modeling
The team utilized a 3D model to coordinate the steel, mechanical systems and façade scopes of work. The model ensured the integrity of the design, minimized field issues and reduced costly change orders. By utilizing the model, Structure Tone was able to circumvent the following potential issues:
- a laser scan of the neighboring foundation reported existing conditions, thereby expediting work
- modification and coordinated installation of extensive mechanical equipment needed to be installed without lowering ceiling heights,
- floor levels and mechanical systems connections needed to meet exactly with the Kimmel Center, as the buildings connect
- MEP systems for the new building were captured in detail, to ensure the MEP requirements met all University needs
