



Scheduling and Sequencing
Within two days of a call looking for a construction partner to renovate San Antonio’s Marriott Rivercenter we submitted a plan for preconstruction and construction phase services for the 90,000sf ballroom floor. Work included:
- ballrooms
- meeting rooms
- restrooms
- elevator lobby
- guest registration area
Our team brought in key subcontractors to discuss the sequence of work and project schedule, as well as possible value management opportunities. Our project manager developed a schedule that included two 10-hour shifts working seven days a week to meet the 67-day schedule. We proposed value engineering options that shaved three weeks off the schedule and implemented a sequencing plan for delivery and installation of the fixtures, which presented time savings.
Hotel Lobby
The ballroom preconstruction phase went so well that Host Hotels & Resorts asked us to manage a 45,000sf lobby renovation for the Marriott Rivercenter's lower level. This project was performed under similar deadline requirements. The hotel closed for three days prior to Thanksgiving—a rare action since revenue is directly tied to the number of guest rooms filled each night. This action was taken primarily to allow for demolition of the main lobby. Utilizing materials such as limestone tile and mesquite wood flooring, the lobby reflects the Texas hill country style of architecture that is a signature of San Antonio.
