Strong Relationships with the Building Community

The project team utilized their local construction market knowledge, over 20-years of experience in New Jersey, and strong relationships with the City of Newark and the local subcontracting community to ensure the schedule for the relocation of Gibbons’ corporate headquarters. Construction management for this 115,000sf, five and a half-floor project was completed on-time and included:

  • four floors of practice space
  • one floor of high-end conference center facilities
  • attorney’s offices and custom secretarial stations
  • LAN room and support space

Maintaining the Schedule Through Long-Lead Procurement

A key factor in maintaining the schedule and quality of the project was the identification of long-lead procurement items early in the design process. For example, by working closely with the owner’s representative, Structure Tone created a separate bid and filing package for the interconnecting stair. Thus, we were able to begin fabricating the detailed five-floor interconnecting stair tower. Similarly with custom finish materials, we pre-purchased the Italian marble stone flooring and awarded the subcontract prior to the completion of design documents. This entailed working closely with the architect, local stone distributors, and contacts at the stone quarry in Italy to procure stone flooring and countertops.
