Phasing In and Out
Structure Tone represented the law firm Fox Rothschild as their construction manager for the renovation of their 100,000sf office space in downtown Philadelphia. Construction took place in occupied conditions over four floors.
Due to the occupied conditions, it was imperative that construction didn’t interfere with on-going operations of the firm. After discussing several options, Structure Tone and Fox Rothschild decided that a two phase approach was best.
Construction began on a new server room on the 12th floor and on the fit-out of the 19th through 21st floors during Phase I. Upon completion of the upper floors, the employees located on the 12th floor moved out and into the newly constructed 19–21st floors. While the employees were upstairs, we were able to complete the 12th floor during Phase II, avoiding disruptions to operations.
A Convenience
(not an inconvenience) Stair
The new stone convenience stair installed between the 19th and 21st floors required extensive coordination before and during construction. The travertine stone from Italy had a long lead time and was preordered during preconstruction to ensure an on-time delivery. We scheduled construction of the steel supports for the stairs and high density files off-hours so installation did not inconvenience tenants on the floors below.
