



Logistics Challenges
The luxury condominium high-rise at 240 Park Avenue South in the Gramercy Park section of Manhattan—also known as 2forty, is several blocks north of bohemian Union Square and south of business-oriented midtown. Our major focus during preconstruction of this 50+ residential unit building was phasing and logistics, due to the project’s tight corner site and the building's proximity to Park Avenue South—a major, two-way vehicular and pedestrian thoroughfare. During the excavation/foundation phase, we closed the sidewalk approximately 20ft beyond the new building’s footprint and, closed the adjacent park lane, where we erected a safe, steel reinforced pedestrian walkway.
Multiple Phases to Minimize
"Traffic" Disruptions
For the superstructure and façade installation phases of this 110,000sf structure we placed a crawler tower crane with a 150ft boom on East 19th Street, which is where we also staged the concrete operation and pick points. Once we poured and stripped the second floor, we dismantled the pedestrian walkway on East 19th, and diverted pedestrians within the building footprint, freeing up another drive lane on the road. We placed dual rack and pinion materials and personnel hoist within a rear courtyard, loading the project through the building off Park Avenue South, following approval to close the parking lane. By locating the hoist in the courtyard, the team eliminated the need for a sidewalk closure on busy Park Avenue South, as well as eliminated any leave-outwork following removal of the hoist.
