




Rising above Bryant Park, the Bank of America’s flagship skyscraper is one of the world’s most environmentally responsible high-rise office buildings. Structure Tone managed the construction of Bank of America’s new 1,500,000sf state-of-the-art headquarters. The project required over 100 trades with more than 900 laborers on site per day at its current peak activity. Major components of the corporate complex included:
- a conference center with 300-person auditorium
- 48 video conference rooms, eight training rooms and four conference rooms
- dining amenities including a full kitchen, as well as private corporate dining
- complete fitness center
- an alert center that controls and monitors security for the entire complex
- touchdown offices for visiting staff and guests
- a data center with state-of the-art high density equipment
- full service, in-house office production and support center
- hundreds of thousands of square feet of private and open plan offices, including 3,000 trading positions
- facility maintenance and engineering support space
A Plan for Success
Our well-oiled construction execution was the result of an intense preconstruction planning phase that left virtually no stone unturned. Our preconstruction team worked exhaustively to refine the schedule, develop a phasing plan and determine opportunities for schedule efficiencies to ensure the Bank’s ultimate move-in date. Our procurement team exercised our favorable market status to prepurchase and direct-purchase materials and equipment which ensured on-time delivery of long lead items that helped the Bank realize significant cost savings.
A primary focus of our preconstruction effort was to work closely with the architect and the entire design team to determine opportunities for cost savings. Through a very collegial and collaborative detailed analysis of the construction documents, we were able to realize over $60M in savings for the Bank without compromising it, or the architect’s, aesthetic intent.
Going for the Gold LEED Certification that Is
The project incorporated innovative, high-performance technologies to use dramatically less energy and consume less potable water and also provide a healthy and productive indoor environment that prioritizes natural light and fresh air. The complex features a wide range of sophisticated environmental technologies, from pressurized under floor air conditioning to advanced double-wall technology and translucent insulating glass in floor-to-ceiling windows that permit maximum daylight and optimum views. It also includes:
- a state-of-the-art on-site cogeneration plant, providing a clean, efficient power source
- a gray-water system to capture and reuse all rain and wastewater
- planted roofs to reduce heat effects
- a thermal storage system produces ice in the evenings, reducing the building’s peak demand loads on the local electrical grid
- daylight dimming and LED lights reduce electric consumption
- carbon dioxide monitors automatically introduce more fresh air when necessary
