Strict Adherence to
the Construction Schedule

Structure Tone provided owner’s representative services to Rutgers University for the construction of their new 153,000sf, 500-bed dormitory. The project consisted of three 50,000sf individual dormitory buildings, a large central courtyard and a 3,000sf mechanical convertor building. The project achieved LEED Silver certification.

A particular challenge on this project was the schedule. From initial selection of the architectural firm to completion of the dormitories was a period of only 20-months. In order to achieve this extremely aggressive timetable, Structure Tone maintained strict deliverable dates from all team members.

Construction Management

After working through the design and preconstruction phase, the project was completed on schedule and under budget. Structure Tone actively managed the on-site activities of the general contractor to ensure the project was built to specification. We also reviewed the project schedule daily to keep pace with the extremely aggressive timeline. All requisition for payment and requests for changes were tracked and reviewed for accuracy of both cost and schedule. The overall project budget was monitored closely and a complete financial report was prepared for the University on a monthly basis.
