Renovating the Hotel

Structure Tone provided construction management services for much needed renovations to The Royalton Hotel. The scope of work for the 16-story property included modernization upgrades to the existing 166 guestrooms, an elevator refurbishment program, and a complete renovation to the existing lobby. The project consisted of extensive high-end renovations and installations throughout 65,000sf on an aggressive 15-week schedule.

The project was divided into two major, separate components - the hotel renovation and the lobby renovation. The hotel renovation included:

  • two new basement kitchens and cold and hot-side kitchens
  • code compliance upgrades
  • elevator refurbishment
  • hotel recommissioning
  • FF&E installation in the lobby and guest tower
  • construction of the famed Round Bar

The lobby renovation included:

  • restaurant and bar called Brasserie 44 and Bar 44, respectively
  • entryway
  • 7,000lb fireplace
  • state-of-the-art sound and lighting systems

Rising to Challenges

There were no problems, just solutions. One of those solutions was a different approach to millwork shop drawing review. Rather than follow a traditional process, the millwork shop drawing review was done in one grueling session. Through a feat of scheduling, MHG, architect R. Wade Johnson, interior designer Roman & Williams, the subcontractors and Structure Tone all committed to an extended session where the team marked, reviewed and, ultimately, approved 35 pages of millwork drawings for engineering and fabrication.
