Preparing the Construction Site
The ultimate goal for every building owner is to achieve 100% occupancy. To attract new tenants the owners of 575 Fifth Avenue modernized and upgraded the base building. The project involved demolition, core and shell, façade replacement and new infrastructure, as well as a new lobby and atrium.
The project team removed the brick façade and replaced it with 15,000sf of fritted glass. Additionally, six floating escalators were relocated in the building and new HVAC, mechanical, electrical and plumbing was installed. Work also included installing state-of-the-art metal rolling doors on the loading dock.
The concourse level features a 5,000sf cafeteria and retail space. The street level and floors 1–4 involved construction of retail space for L’Oréal, Starbucks and future tenants.
GUESS Who is a New Tenant
As construction progressed at 575 Fifth Avenue, GUESS leased space and selected Structure Tone to fit-out their 12,000sf, two-story retail store. Conveying an edgy vibe with a high-end touch, we managed the installation red mirror glass accents from England, stone flooring from Italy, a video wall with eight screens and 40ft tall graphics on the exterior of the building. Electrical service, HVAC, installation of two escalators and the retail store fit-out were also included in construction.
The design evolved as the space came to life. Structure Tone worked closely with GUESS representatives and the designers to achieve their branding standards and high-end, modern aesthetic. The project was completed within the initial fast-track schedule, adapting to changes and meeting the clients grand opening.
