Renovation in an Occupied Hotel
Global hospitality company Grand Hyatt renovated its midtown location in New York City and Structure Tone, having previously performed several large-scale renovations over the last 16 years at this location, managed the construction. Working in an occupied hotel, the scope of work included:
- 1,300 guestrooms and suites
- New York Central restaurant
- main lobby and public spaces
- ballroom foyer
- mezzanine level
- retail corridor
- entrances at 42nd Street and Park Avenue
Guestroom areas across 20 floors received new bathrooms, paint and wall coverings, millwork and light fixtures. Additional project elements included construction of the Commodore Residences (a conference center), The Market (a grab-and-go food market) and the New York Central restaurant as well as renovation of the 42nd Street and Park Avenue entrances.
Previously, our firm renovated the 30,000sf Empire Ballroom, located on the fifth floor, the main lobby, mezzanine, and dining areas. All work was phased and performed while the hotel was fully operational.
Restaurant and Dining Area Construction
New York Central is the newly constructed restaurant located on the second floor of the hotel. The existing bar space was moved from the center of the lobby to a side location and features a new LED lighting system, drop ceilings and an open kitchen area. Nearly 6,000sf, the restaurant also has a dining area and two entrances—a grand staircase and glass-enclosed elevator—and an illuminated white bar that can be seen from 42nd Street.
Construction required relocating the entire kitchen area, which entailed planning for new mechanical, electrical and plumbing systems connections. Our team re-routed and installed new gas service and a new precipitator in order for the kitchen to support the new restaurant and bar area.
