Preconstruction
Structure Tone provided preconstruction management, cost control and construction management services for fit-out of the new Willis headquarters tower. The two building development (29-storey 360,000sf tower and 12-storey, 115,000sf FAB building) provides is an ultra modern office facility. For a project of this size a thorough project execution plan was developed and distributed. The plan included: descriptions of the project scope, a project directory, the procurement strategy for subcontractors, project logistics plan and master schedule, anticipated risks, project procedures and a health and safety plan.
In order for all parties involved in the project to make the most informed decision about changes to the scope of work, Structure Tone developed and executed a Tenant Request Modification (TRM) process. Our team provided cost impact information and monitored the status of the TRMs.
Sustainable Construction
The tower has two distinctive steps at the 16th and 23rd floors, allowing staff to enjoy fantastic view from one of London’s highest roof terraces. The building has two types of cladding, an all-glass design to reduce solar gain, and a distinctive sawtooth design to reduce heat gain. The cladding not only gives the Willis building its sleek appearance but is also a sign of things to come. It exceeds UK building regulations by addressing building performance in terms of mechanical and electrical installation, as well as the building fabric.
Elsewhere, gas boilers are used with local heat provided by fan coil units with electric reheaters. Full lighting controls are used throughout the building, also contributing to energy efficiency. Finally, the building’s location near two of the busiest rail terminals in London adds to its Green credentials.
