Working in the Lab
Structure Tone was selected to provide preconstruction and construction management services for the renovation of its two-story, 30,000sf Dyson Hall Science Lab building. The scope of work involved renovations to both wings of the building, which were constructed at different times (1963 and 1984). Existing labs were modernized and in some instances combined, in order to created large open lab areas. Demolition and construction of a new stairwell was also part of the scope. Work also included the installation of a new sprinkler/stand pipe system, heating system and air handling unit for the 1963 wing. The new spaces include:
- four chemistry/criminology research labs
- two physics research labs
- five biology research labs
- two hazardous storage rooms with explosion proof hatch, two-hour rated ceilings
Value Engineering = Cost Savings
During preconstruction, which lasted 14 weeks, our team prepared budgets and estimates and assisted with specifying materials. Through value engineering, the team was able to reduce costs and meet crucial budget requirements. For example, the original plan called for a boiler and chiller replacement; however, after assessing the existing equipment, it was determined they did not need to be replaced. This, in turn, saved a significant amount of money for the University. Wherever possible, existing systems were tied into new equipment. Also, long lead items, such as lab casework, an air handling unit, windows and fume hoods, were identified very early on and repurchased in order to facilitate a fast-track schedule.
