Structure Tone Managed a LEED Gold Restoration Project in a Historic District of New York City

“Structure Tone gave a 100-year-old Flatiron District building a modern makeover,” reported Green Building & Design Magazine in its feature, Breaking Tradition. Improvements to the 15-story high-rise, located at 200 Park Avenue, bring the building up to 21st century standards and now make it the oldest LEED Gold Certified building in New York City.

Historic Restoration
Restoration efforts for the building, owned by L&L Holding Company, involved replacement of windows and all mechanical systems including HVAC, plumbing, electrical and elevators. Exterior scopes of work for the façade restoration entailed cleaning and repairing cracks and fissures in the parapets and limestone installation of a new glass curtain-wall system. Also, the central courtyard was landscaped to create a light-filled, pleasant amenity.

Because it is a historic-district building, much of the work had to be preapproved by the New York City Landmarks Preservation Commission. Structure Tone reused 95 percent of the existing structure and worked closely over the course of the 14-month schedule to accommodate all requirements of the Commission and expedite approvals.

The delicate and complicated project that revitalized the century-old building has received numerous industry awards, including:

Pinnacle Award for Best Renovated Building, New York Chapter presented by BOMA/NY
